The intention is to provide 9 self build plots on the site of an approval (16/00740/OUT) where up to 22 dwellings were permitted. As these are self build plots the design of each dwelling will be unique and designed by different designers. Reserved Matters applications for the first two plots (6 & 9) are submitted in parallel with this application. As the remaining designs will be submitted once the plots are sold to individuals there is a need for the conditions 2, 4, 6, 7 & 12 to be amended, as well as one new condition to provide a design code relevant to each plot as different designers will be involved as well as a 'Grampian' condition to allow for surface water to be attenuated off site but within land controlled by the applicant.
Change Condition 2 to : No development on individual plots shall commence until details of the external appearance of the building(s) and landscaping of the plot (hereinafter called the Reserved Matters) has been obtained from the Local Planning Authority.

Change Condition 4 to : No development above ground on individual plots shall start on site until samples of the materials to be used in the construction of the external surfaces of the building(s) hereby permitted have been agreed in writing by the Local Planning Authority. Condition 5 currently requires an existing caravan (which was on the land prior to the applicants purchase of the land) to be removed from the site in its entirety before first use of the building. The reason for the condition being; In the interests of visal amenity .
Having established and operated the business following the grant of planning permssion it has become apparent that in order to properly operate the business from the site there is a need for some form of office accommodation with ancillary storage to prepare and maintain suitable records as required by the Environment Agency and Agricultural regulations. In addition in inclement and cold weather it would be helpful for the applicants to be able to change cloting and prepare hot drinks. Rather than having to construct a new building, the existing caravan would be suitable to be used for the this purpose. The applicants therefore wish to retain the caravan and use it for this purpose, however, recognising the reason for the condition are proposing to site it alongside the agricultural/fishery storage building when this is completed. This building would therefore partially screen the caravan from views for outside the site.
